Commercial

The Foundry is one of the most distinct commercial office spaces – simply, it offers more.

The vast array of commercial office space flows through nine different buildings and is home to more than 50 companies and 2,000 employees. Providence’s most distinct office space – location, free parking, and the most expressive historic mill experience.

Why The Foundry

More light, more expression — distinct space with exposed brick and 10-foot windows —more light, more workable space, and an environment that gives your workforce more.

More value —The Foundry offers free parking with every lease. It's a benefit for the company, its employees, and its customers and clients visiting the office.

More unique spaces — workspace designed to give the best expression for every company. The Foundry is host to the offices of Fortune100 companies, and our range of professional tenants are spread across 14 historic buildings, totaling more than 700,000 sq.ft.

More access — with direct access to Routes I-95, I-195, Route 6, Route 146, and I-295, the Foundry is the most accessible office space in the Northeast.

More cost effective — The Foundry has created a unique model—distinct office space, a plethora of amenities, and leases that are simply more competitively priced.

More in Providence — a quick walk from the train station, the Providence Place Mall, Waterplace, or DownCity Providence, offices at The Foundry give access to the fabric of city life.

About the American Locomotive Works (ALCO)

In 2008 the property was rehabilitated. The Foundry Associates purchased ALCO in the fall of 2013 and has recently completed the environmental remediation and subsequent lease up of this historic 5-building, 200,000 square foot office park.

The American Locomotive Company (ALCO) was created in 1901 with the merger of eight locomotive manufacturers including the Rhode Island Locomotive Works located in Providence. In the early 1900s, all the company's locomotive manufacturing was moved to Schenectady, New York. At the time, ALCO became the second largest steam locomotive builder in the US and went on to build the famous "Big Boy" locomotives, the largest successful engine ever created.

1906 brought the production of the automobile into their Providence plant. It is here where the "Black Beast" and over 1,100 cars and trucks were built. But, as reported in the August 22, 1913 issue of the New York Times, American Locomotive Company decided to quit automobile and truck manufacturing and close down the Providence plant. American Locomotive was the third largest car manufacturer in the US. The Providence plant was then taken over in 1918 by US Rubber which ran the plant until the mid-1970s.
