Once the site of one of the industrial revolution’s most successful companies – Brown & Sharpe Manufacturing Company, the campus offers 26-acres and 13 buildings which have been meticulously restored and are listed on The National Register of Historic Places.

The Foundry is located along the Woonasquatucket River, adjacent to Providence Place Mall, Route 95, The Providence Train Station and Rhode Island’s State House.

The Promenade’s loft apartments are an inspiration and creative opportunity for those who find adventure in loft-style living, affording resident’s space to indulge their design fantasies. The sophisticated residences now include metro, studio, one and two bedroom apartments spread throughout 433 apartments with over 100 unique floor plans to chose from.

Set in the heart of one of Providences' most distinct historic urban mill mixed-use neighborhoods. As the first mill-conversion project in Providence to offer loft-style apartments, we set the standard, but the history of the building demanded more.

Brick walls and visible ductwork frame the flexible spaces topped by ceilings of 12 to 14 feet high. Daylight floods in through the custom treatments adorning 10-foot windows. With its essence of history and modern finishes, the Promenade is known for its award-winning architectural design. These incredible structures feature a full sized indoor pool and spa beneath a retractable roof located adjacent to out state-of-the-art fitness center that offers regularly scheduled fitness classes for its residents. Courtesy WI-FI is available in the two buildings in the main lobbies and on the rooftop lounge. For our resident’s convenience and safety, the Promenade provides on-site covered and secured parking.

Concierge services at the Promenade are second-to-none, providing access and recommendations to all the happenings in Providence and beyond.
